The Pavillion Farm is a brand new, state-of-the-art full service hunter/jumper facility completed in early 2008. The barn structure is unique in that it has 22 foot ceilings and is constructed of wall-to-wall yellow pine. It is an all-season facility equipped with a large Indoor Arena, a large Outdoor Arena, a Viewing Room for clients and an 18 stall Barn. The Indoor Arena is connected to the Barn to allow for easy access in bad weather. Both arenas have excellent footing utilizing the latest no-dust technology and low impact materials. The Pavillion Farm also has a large number of various sized paddocks for turn-out and two medical paddocks.
The Indoor Arena is 205’ by 85’, over 17,000 square feet of riding area. The arena has windows, skylights that allow natural light in from the roof, and 18 slider doors for safety and ventilation. The barn has 18 stalls as well as a separate Tack Room, Feed Room, Blanket Room, Trunk Room, Coffee Bar/Client Changing Area and Utility Room. The stalls are 12 x 12 and the center aisle is 16 feet wide with an inset rubber mat. The barn has 4 grooming stalls and 2 wash stalls. Each stall has a window that opens with protective gates.
The Outdoor Arena is 100’ x 200’ and is nestled in between the Barn and Indoor Arena. The Outdoor Arena has a full set of 12 foot hunter/jumper jumps. Footing: Approximately 5 inches of Travel Right™ over a 9 inch base.
The Pavillion has approximately 10 paddocks, or a ratio of over 1 paddock for every 2 horses stabled on the property. This allows for ample turn-out and paddock rotation. It also has 2 smaller medical paddocks.
The facilities include a 16’ x 12’ Viewing Room for clients and their families to watch lessons. The Viewing Room faces both the indoor and outdoor arenas, is fully enclosed and heated.
The Pavillion has a separate building for Hay/Shaving storage and a separate grooms quarters on site. As such, there are caretakers living on the property year-round.
The Pavillion Farm has access to the North Salem Trail System, either across the street via Turkey Hill or down the road via Lost Pond Lane.
The Pavillion is equipped with a modern, laser triggered smoke and heat detection system that meets and exceeds New York State standards for fire protection. There is also a fire door and fire wall in between the barn and the arena that closes when triggered by high temperature. The watering system utilizes frost-free hydrants to prevent freezing in the winter.
